Not saying its impossible for someone to give up games entirely but they are certainly something easy to fall back into given how wide spread the medium is. Taken in more of a broad sense than rather a direct literal sense I'd say I'm more "done with games" than I used to be.
In my teens the rpg junkie in me had to go around and pick up every obscure rpg I could get my hands on; I'd used to go to a gamestop and spend a lot of time thumbing through the dozens of cheap ps2/gamecube games that had no case just to find a rpg I hadn't heard of yet to try. I used to never want to sell/trade-in games either but that changed when money become more of an issue and I wanted a new release game or just a new one to try.
Eventually money would become more of a barrier of entry to games than it was when I was younger, I got an xbox 360 at one point because I had gotten a specific model/package they were moving away from selling so I got it at a fairly low price. I've gotten a lot of use of it and still have it to this day with not having had issues with it but there was still loads of PS3 games, many jrpgs I had yet to even try because of the amount of money I would have had to spend to play them. Then there is the wii games I missed out on after my wii broke and the newer consoles, handhelds, etc...
Then there is the time investment, being older you have more obligations and responsibilities that are ultimately more important; college, work, trying to set-up a life for yourself through finding a home or dating and eventually starting a family of your own.
I think also having played games for a significant period of time now I've started growing tired of some things and have certain expectations now. For example, I like pokemon as it is a fun game and hidden within has some serious rpg mechanics to explore when viewed at a competitive level but I've grown tired with the mostly same formula for every game. Tired of the samey evil villain team that usually has a half-baked reason for why they want to destroy or takeover the world, tired of being forced into the same plotline of stopping this team and tired of doing the same thing in every game; beat poke leaders, stop evil team, beat elite leaders. Then there is trying to keep up with transferring all your pokemon over between games, etc...Basically now I would want a pokemon game that gives me more freedom to explore the world and story and has ease of use and inexpensive ways to transfer over and collect pokemon.
Admittedly, I've even started struggling with my passion for developing rpg maker games now but that's something I'm trying to re-capture. Anyway, to end this little story, I still enjoy playing games but don't have as much time, money and same level of interest as before. I find myself more drawn to easily dropped and free cell phone games, free rpg maker games, good deals on steam games/bundles or inexpensive old used games for my xbox 360. If I can find a good deal on something that will occupy my time like skyrim, that's definitely something that captures my attention still as opposed to new $60 games that have like 10hrs of gameplay and if someday funds are less of an issue I still have interest in checking out new big name games I haven't yet but much more reasonably so than before.
So yeah, your room-mate may have moved on from how he enjoyed games before or maybe he really is done for good. I'd say chances are possible some little cellphone game or pc game, etc.. may cause him to give it a go again down the road though. Sorry if this got so lengthy lol.
